Income:

• You must have a verifiable income or assets of at least twice the rental amount.

• Income: Defined as cash received on a regular basis from an employer, government agency or investments.

• Employed: If any of your sources for paying the rent is the result of employment then you must have been employed in your current position
for six months or have been previously employed for one year. Verification of employment can be done by the employer or by presenting
the last three months of pay stubs.

• Government Income: Paper work from an agency showing continuous payment of a certain amount and bank or check copies of the last
three months of those payments.

• Government Income Section 8: Final papers approving the apartment for habitation and specifying an amount to be paid and a payment
commencement date must be presented. The amount of that payment will be added to other income of the applicant to determine
a total income.

• Assets or Investments: An amount of monies, confirmed by a bank statement which has been deposited for a minimum of three months,
which is equal to double the rent for the length of the lease.

• Prepayment of Lease: Payment of the lease equal to the amount needed in addition to other income to equal twice the amount of the lease.

• Example: (apartment is $500.00 You must earn a Minimum of $1000.00 a month) - Less any outstanding monthly obligations such as
(Alimony, Child Support, Court Judgments, Loans Payments etc…).

Financial history:

• Must not have a bankruptcy judgement within the last year.
Applicants can file a letter of extenuating circumstances with their applicantion for a variation.

• Must have a fico score of at least 575 (Credit Score).

Previous residency:

• A previous landlord verification or proof of the finial three months rent payments must be submitted by the applicant.

• Persons without a rental history may be approved by establishing a previous residency with three documents verifying that location.

• An individualized assessment based on conversations with the applicant and their eviction records will be considered in the rental process.

• Must not have any outstanding utility bills. Please contact your electric utility company to clear up any outstanding balances.

Minimum Age to sign a lease:

• A person must be a minimum of eighteen years of age to sign a lease.
