• A tenant must have been living in their current unit for a minimum of two years. Their current lease must not have more
than six months remaining in effect. Every month that the tenant’s current lease would have remained in effect will have to be vacated
by paying a fee of 20% of each month as per stated in the lease.
• The new Security Deposit shall be increased to the same amount as the new rent. A new application must be posted by the tenant
and a new credit report must be run. The tenant must comply with all policy requirements as stated for a new tenant for acceptance.
• A non refundable holding fee of two hundred dollars is due with the application.
• The rent shall be as advertised/scheduled on the Circle Property Management web site.
• The new apartment must be viewed on or about the ready date in order for a new lease to be offered and the old lease to be vacated.
Failure to view the new apartment will result in the apartment being placed for rental, the new lease to be vacated, the old lease to be
reinstated and continued and all collected fee to be forfeit.
• Keys / Possession / Rent Due
Rent shall commence on the day that the tenant receives the keys to the new apartment. Rent on the old lease shall be discontinued
on the same day that the tenant receives the new keys, provided that the keys to the old apartment are returned within three days of receiving
the new keys. Failure to return the keys to the old apartment will result in a continuation of the old lease until the end of a month that
the keys are returned or the end of that lease. A lease on the new apartment shall become null in void and shall return to the apartments for
rent list if the keys are not picked up within twenty-four hours of being notified that the new apartment is ready for occupancy.
